Great discussion, but I do think there is a misconception about how quickly things get built in Austin. Look to the Zucker Report which pointed out amazing micromanagement, long permitting processes, and general civic dissatisfaction. I don’t know if this is because Austin is very blue–and talks about building “affordable housing” all of the time–or not, but it’s not a great example to hold up against states where the powers that be actually stop the expansion of supply to pull down costs. It does similar things. Houston is probably better. I think they do some weird things that play fast and loose with zoning….
